Set direction and policy — Establish the association's priorities, policies, programs, and strategic goals. Make governance decisions — Approve actions that require board authority, such as contracts, expenditures, policies, or organizational changes. Oversee finances — Review budgets, financial reports, investments, and major expenditures. Represent members — Consider issues affecting local Realtors and determine how the association should respond. Review committees and programs — Receive reports from committees and provide direction or approve recommendations. Association operations — Oversee the association's executive leadership and ensure programs and services are being carried out appropriately. Government and community affairs — Receive updates on legislation, regulations, housing issues, and community initiatives affecting the real-estate profession. Meet legal and organizational obligations — Conduct required business under the association's bylaws, policies, and applicable nonprofit/corporate law. Communicate with the membership — Provide transparency about decisions and the association's activities.
